Selling a mobile home that sits in a park (or on any lot you rent) involves one more party than most sales: the landowner. Here’s how it typically works in North Carolina, step by step.

1. Understand what you own

In a park, you own the home and rent the lot. Your home is almost always personal property, titled by the NCDMV. You can’t sell the lot, and the buyer will need their own arrangement with the park.

Gather: the DMV title, your lease or park rules, recent lot rent statements, and your latest county tax bill for the home.

2. Read your lease and park rules

Look for:

  • Notice requirements if you plan to sell or leave
  • Buyer approval: applications, background or credit checks, income rules
  • Age or condition rules for homes staying in the park
  • Sign rules: some parks restrict “For Sale” signs
  • Rental rules: whether a buyer may rent the home out
  • Right of first refusal or park buy-back terms, if any

3. Talk to the park manager early

Ask directly: “If I sell my home, can it stay? What does a buyer need to do to be approved?” The answer drives everything else. If the home has to leave when sold, your buyer pool shrinks to people who can move it, and moving costs come off the price. See home needs to be moved.

4. Get current on what you owe (or plan to settle it at closing)

  • Lot rent: many parks won’t approve a sale until rent is current, but back rent can often be paid from the sale proceeds. See behind on lot rent.
  • County property taxes: NC counties list homes on rented lots as personal property. Unpaid taxes can block a moving permit and complicate a sale.
  • Loans: a lien on the title has to be paid off and released. See owe money or lien.

5. Choose how to sell

OptionProsCons
Private sale (sign, online listing)No commission; potentially highest priceFew buyers have cash; park approval falls through often; scam risk
Agent or dealerMarketing and screeningMany agents don’t list park homes; commission or consignment fee
Cash buyer / investorSpeed, certainty, as-isLower price than retail

6. Transfer the title

The seller signs the title assignment to the buyer, generally in front of a notary, and the buyer applies to the NCDMV for a new title. Hand over the title only when you’re paid. See how to transfer a mobile home title in NC.

7. Close out with the park

Give written notice, settle final rent, return keys or gate cards, and confirm the park has the new owner’s information. Keep copies of everything.

Common questions

Who pays lot rent while the home is for sale?

Typically the seller, until closing. Your agreement with the buyer can say otherwise.

Can the park stop me from selling?

The park can't generally stop you from selling your own home, but it usually controls whether the home can stay and who may live on the lot. Read your lease.

Do I need an agent to sell in a park?

No. Many park homes are sold privately or to cash buyers.
