Who we are and how we make money
Candid Mobile Homes is a real estate investment business. We are not real estate brokers or agents, and we do not represent you in any sale. When we make an offer, we are offering to buy your property for our own account.
After we buy, we may:
- repair and resell the home (flipping),
- keep it as a rental, or
- assign our purchase contract to another buyer before closing (wholesaling), in which case that buyer completes the purchase and we may receive an assignment fee or profit.
If we intend to or may assign the contract, the purchase agreement will say so in writing. You are always free to ask how a specific deal will be handled.
Our offers
Our offers are offers to purchase, not appraisals, comparative market analyses, or opinions of value. A cash offer from an investor will usually be less than what a home might sell for on the open market after repairs. You are encouraged to compare options, including listing with a licensed agent, and to have any agreement reviewed by an attorney before signing. Nothing is binding until both parties sign a written purchase agreement.
Timing
Closing timelines depend on title, park approval, court or estate requirements, liens, and other factors outside our control. We do not guarantee a closing date in advance.
