A local buyer for the homes most buyers pass on
Selling a mobile home is not like selling a house. Banks rarely lend on older homes, parks have their own approval rules, a lot of homes have title problems, and many traditional buyers simply won't touch a home that sits on rented ground. That's the gap we work in. We buy single-wides and double-wides, old and new, in parks, on rented lots, and on land, and we take care of the parts that usually stall a sale.
We're based in Raleigh and buy most often in Wake County and the counties around it, from Durham and Johnston County to Rocky Mount, Goldsboro and Henderson. We'll also look at homes anywhere else in North Carolina.
Why sellers call us
- You don't have to fix or clean anything. Leave what you don't want. We buy the home as it sits.
- We understand park sales. Park approval, back lot rent, park rules about older homes, and moving a home are part of our everyday work. More on park sales.
- We buy land deals too. Home plus acreage, a home on a family lot, a home with a retired title or a DMV title on land you own. More on land sales.
- Plain talk. The company is called Candid for a reason. We'll tell you how we got our number, what your other options are, and whether listing with an agent might get you more.
Is your home in a park or on your own land?
Home in a park or on a rented lot
You own the home, someone else owns the ground. In North Carolina that home is usually titled through the NCDMV like a vehicle and treated as personal property. Selling means signing over the title, settling up with the park, and getting the buyer approved (or moving the home). How we buy park homes →
Home on land you own
If the home sits on your land, it may still carry a DMV title, or the title may have been surrendered so the home is part of the real estate. Either way the sale closes like a house sale, with a deed and a closing attorney. How we buy homes with land →
How it works
- Tell us about the home. Fill out the short form or call. We'll ask about the year, size, condition, title, and whether it's in a park or on land.
- We look at it. Usually a quick visit at a time that suits you. No cleaning or repairs needed first.
- You get a written cash offer. We explain how we got the number. No pressure, no fees, no obligation.
- Close on your date. Title paperwork or an attorney closing, park approval, and any move are handled with you. You get paid at closing.

Situations we buy in every week
Selling to us vs. listing vs. selling it yourself
| Cash buyer (us) | Listing with an agent | Selling it yourself | |
|---|---|---|---|
| Repairs & cleanout | None needed | Often needed to attract financed buyers | Up to you |
| Commissions | None | Typically a percentage of the price | None |
| Price | Below retail; reflects as-is condition and our risk | Often the highest price, if the home qualifies for financing | Varies widely |
| Park approval / title issues | We handle them with you | Agent may help; some won't take park homes | All on you |
| Timing | Set around your date | Depends on the market and buyer financing | Unpredictable |
If your home is newer, in good shape and on land, listing may well net you more, and we'll say so. Our honest comparison guide walks through the math.

Common questions
Do you buy mobile homes in parks, or only with land?
Both. We buy homes sitting in mobile home parks and on rented lots (where you own the home but not the ground), and we buy homes together with the land they sit on. The paperwork is different, and we handle either one.
What condition does the home need to be in?
Any condition. Older single-wides, homes with soft floors or roof leaks, fire or water damage, and homes full of belongings are all fine to send us. Condition affects the price, not whether we will look at it.
How fast can you close?
It depends on the paperwork. A park home with a clean title in hand can move quickly; a home with land, an estate, or a missing title takes longer because of attorney, court or DMV steps. We can often close on your timeline, and we will tell you up front what could slow things down.
Are there fees or commissions?
No agent commissions and no fees charged to you for our offer. We explain in writing who pays which closing costs before you sign anything.
Are you a real estate agent?
No. We are investors who buy homes directly. We may keep and resell a home, or assign our contract to another buyer. That is disclosed in writing; see our terms & disclosures.
Where do you buy?
Anywhere in North Carolina, with a focus on Raleigh, Wake County and the surrounding counties: Durham, Johnston, Harnett, Franklin, Granville, Vance, Person, Nash, Edgecombe, Wilson, Wayne and Sampson.
